5 WAYS TO ADD VALUE TO YOUR HOME

If you’re looking to sell your home, it is natural for you to want to try to maximise its value. Property should be seen as a long term investment, and you should be doing everything you can to make sure that if you do decide to sell, you will get the best price possible for your home. With that in mind, here are 5 steps you can take to increase the value of your home.

1) INSTALL DOUBLE GLAZING
In a time of rising energy bills, double glazing is seen as a major advantage and even sometimes a deal breaker for people looking to purchase a new home. If you can’t fit double glazing, look at having secondary glazing fitted inside your existing windows instead, as this will still add some value.

2) GET A LOFT CONVERSION
Adding extra living space to your home is a great way to increase its value, but sometimes an extension wouldn’t really be practical. In these situations, it is better to convert an unused space you already have, such as a loft. What you convert the space into is entirely up to you – you could make it into an extra bedroom, a second lounge, a games room, whatever you like!

3) GET A NEW BATHROOM
Often overlooked, the bathroom is becoming an increasingly important room for those looking at new homes. Nobody wants to move into a house and have to replace the bathroom straight away, so either updating or replacing your existing one will help add value to your home and make it easier to sell. If you have space, you could also look at adding an en suite bathroom to one of your bedrooms.

4) REDECORATE
Firstly, if there are any minor problems you have been putting off fixing, it is essential that you get them sorted before putting your home up for sale – this could be torn wallpaper, leaky taps or any other maintenance jobs. To go one step further you could redecorate either a set room or your entire home. You’d be surprised at the effect a lick of paint can have!
